I had success selling a rental townhouse by using the strategies in the book, How to sell your home in 5 days, by Bill Effros. It will take you about an hour to read the book. Follow the advice EXACTLY as it says in the book.
But here's a couple of not- EXACTLYs -- use as many street sign advertisements as possible. Insert a non-refundable $2000 -$3000 clause in the contract (to prevent real estate investors from trying to flip your house between the time they contract it and the contract expires.)
